Type "homes for sale in Montgomery, TX" into a builder's site and one of the first communities that surfaces is Colton. Its own marketing describes 5,700 acres of trails and green space in the heart of Montgomery County. Its official mailing address, according to the local Realtor association's master-plan directory, is Todd Mission, TX, a separate unincorporated community. The development actually spans three counties, Montgomery, Waller, and Grimes, along a four-mile stretch of the SH 249 Aggie Expressway.

That is not a typo or a data error. It is what happens when a city name gets used as a search filter for a market that never respected city limits to begin with. If you are comparing "Montgomery" homes on a median price alone, you are almost certainly comparing five very different products that happen to share a mailing city, a nearby highway, or a marketing radius, not a school district, a builder, or a price tier.

One Subdivision, Two School Districts

Woodforest is the community most people picture when they hear Montgomery, TX. Johnson Development broke ground there in 2007 on 3,000 wooded acres, and by 2009 Fish Creek Thoroughfare connected it to The Woodlands and Conroe. The centerpiece is a 27-hole championship course designed by Steve Elkington, anchoring a mature, mostly built-out community. An April 2026 neighborhood guide notes the community is now roughly 90 percent resale, a meaningful detail for anyone assuming Montgomery is still all dirt and model homes.

Here is the part that catches buyers off guard. Woodforest is zoned to two different school districts depending on which section you buy in. Conroe ISD opened a campus, Stewart Elementary, inside the community in 2014. Montgomery ISD serves other sections, including the newer Oak Hills Junior High. Two houses inside the same gated entrance, on streets a few minutes apart, can send a child to entirely different districts. That is not a quirk unique to Woodforest. It is the clearest illustration that the city name on a listing tells you almost nothing about which district actually applies. You have to check the specific address.

The Address Says Montgomery. The District Says Magnolia.

Kresston, a newer 1,400-acre Johnson Development community, makes the same point from the opposite direction. Builders list the physical address on Boots Drive as Montgomery, TX 77316. The area's own master-plan directory files the community under Magnolia, TX. The schools that actually serve it, Willie E Williams Elementary and Magnolia West High School, belong to Magnolia ISD, not Montgomery ISD.

So a buyer who searches "Montgomery, TX new construction," lands on Kresston's listing, and assumes Montgomery ISD zoning, has made an assumption the address encouraged and the district disproves. Kresston's amenities lean into a working-ranch theme that fits the surrounding land, with a Boot House welcome center, a splash pad and pickleball courts at a gathering spot called Legends Pointe, and a 20-acre park called Liberty Junction that includes a campground. Chesmar Homes prices its Kresston section from the high $200,000s. Lennar's homes in the same community run from roughly $373,000 to $528,000. Same community, same mailing address, meaningfully different price bands depending on the builder you tour.

Five Communities, Five Different Bets

Beyond the district confusion, the five communities most often grouped under Montgomery searches are not minor variations on a theme. They are different products built for different buyers.

Two Step Farm is the opposite bet, a brand-new 2,000-acre community off Fish Creek Thoroughfare and FM 1488 that leans hard into a Texas-heritage theme most master-planned communities skip. Its amenity list alone tells you who it is chasing:

  • A community hall and a historically inspired dance hall
  • A farm shop and café
  • A goat farm doing double duty as land management and a family attraction

  • A beer garden

Why the Same City's Median Price Told Two Different Stories This Year

The questions that actually narrow the search are specific: which ISD serves this exact address, not the general area; whether the community is still building out its amenity package or has already matured into a resale market; and whether the price you are seeing reflects a starter section, a custom-home section, or waterfront inventory within the same development.

A buyer who wants Montgomery ISD schools and a gated golf-and-lake lifestyle is looking at Bentwater. A buyer who wants new construction with room to grow into an amenity package still under construction is looking at Two Step Farm or Colton. A buyer set on Woodforest for the golf course and the established feel needs to confirm which section, and which ISD, before falling in love with a floor plan. None of these are wrong answers. They are different answers to different questions, all currently filed under the same city name.
